Buying an off-market property in Philly? Start here.

You don’t need to know everything before you ask a question. You do need to understand what you’re buying and whether it fits your plan. Here’s how to get started with Equity Off Market.

Tell us what you’re looking for.

A good deal for one buyer may be the wrong project for another. Tell us your target neighborhoods, price range, property type and whether you’re looking to renovate and resell or keep a rental. If you’re buying your first investment property, tell us that too. Join our buyers list so we know what to look for.

Look beyond the asking price.

Start with the property page. Look through the photos, watch the walkthrough and read the description and terms. Write down what you know, what is an estimate and what still needs to be checked. Your repair budget, closing expenses, funding costs and timeline all belong in your review.

Check the property and the paperwork.

Use the City’s Atlas tool to research zoning, permits and property history. Confirm the condition, occupancy and any intended use with the appropriate people before relying on them. A listing, a photo or an estimate does not replace your own review.

Ask whether the transaction is a sale by the owner or an assignment of rights under a purchase contract. Review the agreement, fees, deposit requirements and closing responsibilities for that specific deal.

Ask for access before you go.

Use “Inquire about this property” to tell us which deal you’re reviewing and what you’d like to know. We’ll discuss access and next steps. Visits are by confirmed appointment; don’t enter a property or approach owners or occupants without authorization.

Send an offer we can actually review.

When you’re ready, use “Make an offer” on the property page. Include your price, funding plan, target closing date and any conditions that matter to your offer. If you have a question before submitting it, ask our team.

An inquiry or offer submission does not reserve a property. The written agreement and its terms govern how a transaction moves forward.

First deal? Bring your questions.

We can explain how our process works and what information is available. You’re responsible for your own inspection, budget and buying decision. Start with a property that fits what you’re looking for, and let’s talk through the next step.
